2 Contracts on 1 job (3rd party contracts)

Be Careful!

First of all you need to know what we mean by 2 contracts on 1 job. That’s where you want 1 builder for a special order project and you need to hire another to compliment it for completion or to make it “whole”. One example would be that you want to build a home with panels or “panelized home” construction where you’ll need to order the plans and the panels like in a kit, but you’ll need to hire a local building contractor to assemble it along with making the house a home. Other examples would be adding solarium room where the base connecting structure would need to be framed with only about a 1/16” tolerance! So why be concerned?

     Extra care must be taken when proceeding with this type of project because disagreements can arise out of miscommunication, different interpretations of the plans and what is included and/or expected of each of the contractors. For instance if you want to build a panel home ask these questions: If the panels come in damaged or some of them are the wrong size, who is responsible? Who takes inventory if you (the homeowner) purchased the items? What about unforeseen circumstance costs as a result of poor workmanship from the special order? Advise, check references and if possible talk to some of them before proceeding. Make sure all contracts are “transparent and complete”. That means knowing everything each contract includes and does not include.
